Real Estate Legal Researcher & Analyst (Ontario)
Role Summary:
The Researcher and Analyst will support the organization by conducting in-depth research and analysis on real estate law, regulatory compliance, and industry best practices in Ontario. This role focuses on providing accurate, actionable insights to guide decision-making for land-lease developments, APS agreements, deposit handling, and compliance standards. The position does NOT provide legal advice but ensures the leadership team has well-researched information to work with external counsel effectively.

Key Responsibilities:

  • Legal & Regulatory Research:
    • Research Ontario real estate laws, regulations, and compliance requirements for land-lease communities and tiny home developments.
    • Analyze Tarion warranty requirements versus CSA certification standards.
    • Investigate trust account rules for deposits and refundability timelines.
  • Contract & Policy Analysis:
    • Review APS templates and identify key clauses related to deposits, deficiencies, and client protections.
    • Summarize best practices for deficiency processes to avoid holdbacks.
  • Industry Benchmarking:
    • Study models and other land-lease communities for governance and operational strategies.
    • Provide comparative analysis of similar developments and their legal frameworks.
  • Reporting & Documentation:
    • Prepare concise research reports and briefing notes for leadership and legal counsel.
    • Maintain a repository of legal and regulatory references for internal use.
  • Collaboration:
    • Work closely with teams to understand practical challenges and provide research-based solutions.
    • Support external legal counsel by supplying background research and documentation.

Qualifications:

  • Education:
    • Degree in Law, Paralegal Studies, or related field (or equivalent experience in legal research).
  • Experience:
    • Minimum 3 years of experience in legal research, compliance analysis, or real estate industry research in Canada.
  • Skills:
    • Strong understanding of Ontario real estate regulations.
    • Excellent research, analytical, and writing skills.
    • Ability to synthesize complex legal concepts into clear, actionable insights.
