Cummer Avenue United Church (CAUC) is seeking a dedicated and skilled Building Superintendent to oversee the maintenance and operations of our facility. The ideal candidate will possess a strong background in building maintenance, ensuring that all building systems function efficiently and effectively. Compensation & Schedule
- Annual Salary Range: $55,000-65,000 per year, commensurate with experience.
- Hours of Work: 35 hours per week, Monday to Friday. Occasional evening or weekend work may be required for emergencies or special church events.
Your Role
As the Building Superintendent, you manage all aspects of building upkeep, life safety systems, and regulatory compliance.
- Systems & Maintenance: Coordinate maintenance and repairs to HVAC, plumbing, electrical, and mechanical systems. Create and maintain a building maintenance manual.
- Facility Condition: Coordinate with custodial services to ensure timely completion of tasks and high standards of cleanliness. Coordinate with contractors performing outside groundskeeping including snow clearing/salting. Perform occasional light maintenance and repairs.
- Safety & Compliance: Coordinate or carry out tasks to keep facility safe for all users. Plan and organize fire and safety drills. Manage building security, key fobs, and fire safety plans.
- Project Management: Manage building improvements or renovations from inception to completion. Coordinate quotes and work schedules with contractors and the Chair of the Property Committee. Assist with procurement, delivery and storage of FF&E.
- Record keeping: Manage and track work orders, preventative maintenance, and inventory of maintenance/cleaning supplies. Manage invoicing and PO approvals.
- User Services: Liaise with building users/tenants. Coordinate with custodians on, and occasionally assist with, room setups for rentals and church activities.
You will report to the Chair of the Property Committee, working closely day-to-day with the Church Administrator and CAUC volunteers.
What You Will Bring
- Experience: 5+ years in building/maintenance management with a strong mechanical knowledge base. Experience with a place of worship is an asset.
- Technical Skills: Proficient in troubleshooting complex systems; familiarity with Compass HVAC system is a plus. Ability to perform A/V set-up and monitoring. Ability to read O&M manuals.
- Knowledge: good knowledge of WHMIS, AODA, Building and Fire Codes and the Occupational Health and Safety Act.
- Supervision: Experience supervising contractors.
- Physical Requirements: Ability to meet the physical demands of the job, including lifting up to 50 lbs and performing snow clearing as required.
Qualifications
- Proven experience in building maintenance and supervision.
- Strong organizational and time-management skills.
- Good written and verbal communication skills in English.
